This is an exciting opportunity to join our busy Major Works Delivery Team. Our Project Managers manage contracts where the Council is engaged with its partners in refurbishing its housing stock. We are currently managing a range of projects including decent homes, external works such as roofing and insulation as well as major works to the external fabric of our properties.
We are currently seeking a Project Manager with experience in delivering a large Major refurbishment programme to low and medium rise blocks of flats, working with two main contractors under a TPC form of contract. You will be delivering a full block refurbishment programme to the internal and external fabric of the building. The work includes balconies, roofs windows and doors, door entry systems, communal electrical works, fire prevention and other compliance works, as well as bin stores and some external landscaping, asbestos removal and external wall insulation.
You will report to the Programme Manager and be supported in this role by a Clerk of Works and Major works officer who both report directly to this role. This role requires leadership and an assertive confident, individual who is also engaging, diplomatic and an excellent communicator with contractors, residents and other stakeholders. The post holder will be required to produce clear concise reports with supporting data and must be able to analyse data and information provided by our partner contractors and consultants. You will also be required to lead, question, provide technical advice as well as find solutions for obstacles to the delivery of your projects
About you
You will have previous experience of:
• managing staff and contractors under both TPC and/or JCT forms of contract.
• carrying out consultations with leaseholders and other residents as part of the Section 20 process.
• working in a local authority, housing association or large private sector landlord environment while delivering services of a similar nature.
• providing reports and briefing councillor’s committee and board members.
• setting and monitoring contractors using KPIs, carrying out checks and audits of work and providing information to auditors.
• analysing and certifying accounts for payment, managing and paying for the services provided by consultants such as Quantity Surveyors who support this role.
